After three decades helping Vancouverites navigate the homebuying process, I’ve found there’s rarely a 'perfect' time that fits everyone. In fact, a recent poll revealed that 64% of Canadians agree—timing is deeply personal. Many of my clients, from first-timers to families spanning three generations, have discovered that what matters most is whether a home truly fits their needs and feels right for their future.
Interestingly, among those planning to buy within two years, 45% say now is the right moment—even though 75% admit that economic uncertainty has made them more cautious. That’s completely understandable. Instead of trying to predict the market, I always encourage buyers to focus first on whether the home can support their family’s goals and if their budget is comfortably aligned.
Pre-approval is a valuable first step to clarify your borrowing power. It’s also important to weigh your monthly payments, down payment, rates, and all other expenses against your cash flow. And for both buyers and current owners, ongoing check-ins and early renewal conversations can open up more options and help keep your mortgage working for you.
No two journeys look the same, but thoughtful planning can make the path to home ownership much clearer—and far more rewarding.
